What does a public adjuster actually do?
A public adjuster is a state-licensed professional who represents you — the policyholder — instead of the insurance company. I inspect the damage, read your policy, build the estimate, file the claim and negotiate the settlement, so the payout reflects your real loss rather than the insurer's first number.
The insurance company already has an adjuster working the claim. That person is paid by the insurer and values your loss on its behalf. A public adjuster is the only licensed party who does the same technical work on your side of the table.
How much does a public adjuster cost in Illinois?
The consultation and the property inspection are free. If we work together, a public adjuster is paid a percentage of the settlement, agreed in writing before any work starts. Nothing is collected upfront, so the cost only exists if the claim gets paid.
Illinois requires that fee to be stated in a signed written contract before work begins — never a handshake. Ask any adjuster for that contract up front; if they will not put the percentage in writing, that is your answer about them.
When should I hire a public adjuster?
The best moment is before the insurer's adjuster inspects, because scope decisions made that day shape the whole claim. It is also worth it after a low offer, after a denial, or when repair bids come in far above the estimate — claims can be supplemented and reopened.
Large or complex losses — fire, extensive water damage, hail across several building elements — are where the gap between the first offer and the correct settlement is widest, because that is where scope is easiest to miss.
Can a roofing contractor negotiate my insurance claim instead?
No. In Illinois, negotiating a claim with an insurer is reserved for licensed public adjusters. A contractor can repair the property and document damage, but adjusting the claim itself without a license is against the law.
That is exactly why I hold both licenses. As a licensed roofing and general contractor I know what the repair truly costs; as a licensed public adjuster I can also represent you on the claim — a combination that is rare in one person.
